A 30x40 plot is 1,200 sq ft, a 30x50 is 1,500 sq ft and a 40x60 is 2,400 sq ft. After setbacks and parking, a 30x40 usually holds one or two bedrooms per floor, a 30x50 two, and a 40x60 three, with room for a courtyard or double-height living space.
The three plots at a glance
| Plot | Area | Typical layout per floor |
|---|---|---|
| 30x40 | 1,200 sq ft (111.5 m²) | Living, kitchen, one or two bedrooms; usually built G+1 or G+2 |
| 30x50 | 1,500 sq ft (139.4 m²) | Living, dining, kitchen, two bedrooms |
| 40x60 | 2,400 sq ft (223 m²) | Living, dining, kitchen, three bedrooms, with space for a courtyard |
Exactly how much you can build depends on the setbacks, ground coverage and floor area ratio your development authority allows for the plot, so confirm these before the layout is fixed.
30x40: make every foot count
- Put the staircase along a side wall so it does not split the plan.
- Combine living and dining into one room to keep the ground floor open.
- Fit the car into the front setback where the rules allow, rather than giving it a room of its own.
- Build up rather than out: bedrooms on the upper floors keep the ground floor for living.
30x50: the most common family plot
The extra ten feet of depth usually buys a separate dining space or a second ground-floor bedroom for parents. A light well or small shaded court in the middle of a long, narrow plan brings daylight and air to rooms that would otherwise only face the neighbours.
40x60: room for a courtyard
At 40 feet wide the house can have rooms on both sides of a central space. That is enough for a planted courtyard or a double-height living room, two cars at the front and a garden at the back, and makes it far easier to follow Vastu without compromising the layout.
Facing, Vastu and climate on narrow plots
On a 30-foot-wide plot the entrance, stair and kitchen positions are tightly linked, so the road side decides a lot. On east- and north-facing plots the traditional Vastu entrance positions sit naturally at the front. On west-facing plots the front also takes the afternoon sun, so it needs deeper shading or buffer rooms such as the stair and toilets.
Common questions
- How many square feet is a 30x50 plot?
- 1,500 sq ft, or about 139.4 m². A 30x40 plot is 1,200 sq ft and a 40x60 plot is 2,400 sq ft.
- Can I build a 3BHK on a 30x40 plot?
- Yes, usually over two or three floors, with living and kitchen on the ground floor and bedrooms above. Check the floor area your development authority allows for the plot.
